Between Amandola and Sarnano, deeped into the quiteness of the wonderfull Appennino of Le Marche, ther is this delicious small villa completely restored. The house has a beautifull garden and offers a fantastic view on the countryside. The property is located in a small ancient village , extremely charmimg, but on same time the house has privacy and tranquillity.
The house occupies 2 floors and covers a total area of about 220sqm. All utilities are present, the property features all wooden double-glazed windows and doors. The front exterior is newly painted in a light neutral colour.
Ground floor: The ground floor is newly decorated in a light neutral colour. Good quality brand new wooden doors are in place in all rooms, and all rooms feature large radiators. It comprises:
Kitchen/dining room
A large open plan room with access to the front of the property. A brand new fitted kitchen (wall and floor cupboards, worktop and plate drainer) is in place with new chrome sink. The kitchen features a chrome gas hob (never used) and a new electric oven. The kitchen has never been used. The room contains a large open fireplace and brick surround. The room also features a metal spiral staircase which connects the ground floor to the first floor.
A door leads from the kitchen to a corridor. At either end of the corridor is a separate bathroom. Both bathrooms are fully tiled in good quality neutral tiles (both floor and walls) and contain white bathroom suites all fully functional and in excellent condition.

The hall opens onto a large open-plan living room with double doors leading onto a balcony with views over the garden and to the mountains beyond. The room also features a “termo-camino” which provides heat to the whole house and can also provide hot water. However a boiler is located externally which also provides central heating and hot water. The termo-camino is 18 months old and is surrounded by a rustic brick fireplace. Outside the kitchen is a large terrace with newly-installed wrought iron railings and views across the countryside.
The exterior: the land around the property has been estimated to cover 1000sqm. There is a lawn area and the possibility to install a swimming pool, patio etc. Currently there is gravel on the drive way.
There are a number of well established fruit trees including 3 cherry trees, 4 fig trees and some apple and pear trees. Some large pine trees in one corner of the property provide shade in the summer.
